Assignment on Proposal and Research Paper(30%):

This assignment is comprised of two parts. Part I is a proposal for a research paper on a chosen topic and is worth 10% of your final grade for this course. Part II is the written research paper and is worth 20% of your final grade for this course. 

Read all of the requirements for both parts of the Assignment 3 before starting. It is also strongly recommended that you submit your proposal at the end of Module 8, as suggested, so that there is ample time for you to receive and incorporate feedback from your Open Learning Faculty Member before completing the final research paper. Applying the feedback from your Open Learning Faculty Member will help you successfully complete the assignment. 

Part II of this assignment  will be submitted at the end of Module 10. You can start working on your research paper any time after receiving feedback on your proposal.

Part I: Proposal (10%) 

Write a proposal of no more than 500 words. The proposal should include the following: 

1. A summary of the key issues that you will discuss, including the specific topics and how you will approach them. (e.g. as a case study based on applied work - trade journals, based on academic/scholarly writings). 

2. A list of reference sources that you will use for your final project. Although this can change before submitting your final project, try to make it as comprehensive as possible. While journal articles should be your primary sources for reference materials, you may come across web resources that you may also want to include. If you include web resources, they must be credible (Review the TRU webpage Evaluating Resources). 

3. A brief summary of the key challenges you have identified in the topic area and how you plan to address them in order to complete the research paper. 

Each item will count for one third of your mark for the proposal. Also review the Rubric for Written Assignments and consider how your proposal will help you succeed based on that rubric. 

Part II – Research Paper (20%) 

To complete the research paper for this assignment you are asked to respond to the following: 

• How does valuation model choice impact the returns to equity holders in real estate projects? 
• What are some of the challenges associated with real estate valuation? 

Using one of the articles from the Assignment Reference List below and at least two other related articles written in academic or commercial journals, discuss the impact of the following topics: 

1. Smoothing on real estate valuations, and 

2. The challenges of using a real options model and/or 

3. The rationale for integrating sustainability issues into property valuation theory. 

Write a 1200-1500 word discussion paper covering the above topics. For the second part of the question you may choose just one or two of the topics listed above or all three. Be sure to clearly state the challenge you are discussing. 

Make sure to incorporate any feedback you received from your Open Learning Faculty Member on your proposal.
